Just to clarify a few points:I am sending out weekly mailers to a targeted list of distressed properties I have put together from driving around neighborhoods, and using listsource.I have blanketed my area with about 250 bandit signs.I attend REI clubs regularly and pass out business cards to as many people as possible.I have a buyers list of about 8-10 buyers with about 3-4 as really strong players in this market.

One of which is to a buyer who I thought was not legit - he backed out of my deals twice - but he proved himself a real player by paying cash and closing in 2 weeks.

This could get quite tedious depending on the search capabilities of the county.

A smaller slice of something is better than a larger potential slice of something that doesn't exist.When I get inquiries from investors on the commercial side my number one factor is " Do they have the capability to buy and are they realistic for market conditions where they want to purchase?
