I’m in Omaha, NE looking to grow my real estate business as quickly as possible.As my partner and I are getting ready to pull the trigger on our first deal, I would love to hear from all of you who has been a key player in your success.

I’ve considered taking the mortgage over which is about $1,200 monthly but that would throw off my numbers and potentially trigger due on sale.

I suppose for tax purpose the homestead designation will move to the new 4plex (no objections) but will this new loan trigger any adverse charges, events or repercussions if any, or even to wife's loan from current lender or from any other entity?

I know - wordy but given the details you may want to pause and maybe run this by another local investor or two for a sanity check before pulling the trigger.

As of right now, I'm still trying to understand the market before I pull the trigger and the few good deals I have seen are usually off the market within a week.

But its MLS listed and my point to her was that's basically market value for that kind of property in that location and there will be another.. just get your financing all lined up then pull the trigger don't get antsy  

Before I pull the trigger should I get an LLC and apply for the loan under that?  

Typically condos don’t appreciate as much as SFHs but if it’s buy the condo or wait another couple years for a house,I say pull the trigger!
