During diligence just dig deep and make sure the numbers work out. 

I rather pay the interest to the first lien holder & get the property later.( It probably do not work in FL, because it goes to a deed auction after; so it may not work out to your best interest.

She and her ex can work out the monetary split.

We are waiting to close on two more properties with 6 units and 3 will be vacant when we take possession and it is making me twitchy but I am optimistic it will all work out- there are very few apartments available in the area at the moment.

That deal didn't work out since they wanted too much for the repairs (not cosmetic) that needed to be done.
