@Ty Downing DSCR isn't the best for someone who wants to use VA- VA no money down and DSCR the rents never will cover 100% loan he may need 20 to 30 percent down to make it cash flow at the higher rates

Entitlement might get tied up and you might end up needing a down payment though depending on loan amounts.Yes, you could also have a VA and an FHA if needed.
