For me, I always have goals when I sit down each year and the fact is that it really takes me an extra 2-3x to get the those goals than I really thought.

Entitlement might get tied up and you might end up needing a down payment though depending on loan amounts.Yes, you could also have a VA and an FHA if needed.

They were not really interested in hunting down properties for me, rather they just wanted to manage it once I brought it to them.

I'd agree with Benjamin here either FHA 3.5% down or Conventional 5% down will be ideal for househacking especially when starting out. 

I live down the road from one of Andy Eakes rentals and he has some of the best Tenants on the block!

Also try real estate agents .Honestly raise your asking price , you can always go down

All farm mortgages I have found require 20% down and I cannot afford that right now.
