One more difference is that this is a two level building so carpet will have more noise absorption vs hardwood for the tenants below.

Most states require 24 hr written notice.Tenants may seem very receptive but once the noise, dirt and inconvenience begins they can turn very nasty.Do it by the book, never make assumptions when dealing with tennants.

Cold calling definitely works to grind out some leads, and if someone did 1-2 hours a day 5 days a week  for a few months, momentum and sales would be built. 

I don't know how many other ways to tell someone to work hard, grind it out, turn off the tv and pick up a book, and socialize with people "above" you to learn from them.The American Dream (whatever your definition of it is) is more available now than ever.

Now, if the noise is due to a loud opener and not due to all the moving parts, then you have a bigger problem.
