That has nothing to do with your skill level or with you at all.

But if we assume some level of vacancy, which all reasonable analyses should, shouldn't that affect the amount of reimbursements as well? 

I feel like i'm in about the same spot. have a small handful of rental properties. done a flip and now feel like its time to bust it up to the next level. 

With rates at current levels, and assuming your LL has the house priced at market and doesn't own it outright, he should have cash flow from you and your roommates.

I spend a large portion of my time doing high-level new development analysis.

If you do not have thousands to put into mailers you might want to go work for another investor.EARN WHILE YOU LEARN.It's great to want to be independent but generally you have to learn and put in time before you get to that level.

I'm ready and excited to take my real estate investing to the next level.
