Find wholesalers (online search, local real estate meetings, bandit signs), sign a co-wholesaling agreement which outlines the 50/50 split, locate properties that the other wholesaler can sell, put them under contract and let the wholesaler bring the buyer.

As of now I stay in San Diego and searching for a market where I can invest in small multifamily homes(non-commercial).

I've heard Ohio I good place and have over 200 new companies started out this or last year and state is investing 100s of millions into it. also New Mexico is getting Netflix. how do yo guys norrow your search of where its best to invest. any PM you use or recommend??

My market is the worst place to live in Kansas, Google it.I've had meth heads break into a house and I catch them inside. 

I suggest you search for properties yourself and send them to your agent for advice. 

There are lots of examples out there ... just Google it.If they want the property as real security, you will need to create a mortgage loan document which will get registered on title.
