Arizona, Ohio, North Carolina rental questions where to go..

Hi bp I've been flipping homes here in Northern California and see market is self correcting/winter coming. so have been looking over the forum finding great stuff but wanted to reach out and see where people have rentals at and what they recommend buying? I've heard Ohio I good place and have over 200 new companies started out this or last year and state is investing 100s of millions into it. also New Mexico is getting Netflix. how do yo guys norrow your search of where its best to invest. any PM you use or recommend??

 I will be doing a commercial loan 

I would like to do duplex min. 4plex ideal

would like property to be under 150-200 most

have passive income
