There is an amazing difference in knowledge, skill, and experience between long term agents with whom real estate is their career (life) and the agent whose in real estate because he’s a career SALESMAN selling the hottest thing; you know, the guy who’ll be selling oil well drilling participations next year, and advertising services the year after.

I would like some recommendations for Lawyers and Transaction coordinators in this area with experience in; Subject to and Seller financing deals. 

What have been your experiences so far, and any hidden costs that you did not expect managing investment properties? 

I would also need assistance with building the right team, which consist of a great lender, realtor (that has experience w/out of state investors) property manager, contractors, etc.Any advice is greatly appreciated, thanks in advance!

As far as prior experience, I would be a first time buyer.

I had more than one appraiser comment that the CLV market is a declining market in their reports and when lenders see that they often cut leverage.A lender will ask for your credit, experience, and maybe liquidity. 

In my experience having mutli-family properties have not been a factor in getting a loan for a single family.

I have a ton of experience working with HUD foreclosures.
