Also most are highly educated who painstakingly went to college for many years.So at least the world I see counter argues with the world many “gurus” (guys who lecture to sell their books, videos etc) preach which looks down on the cubicle/ 9-5 culture and higher education (not to mention home ownership) but tells people to skip all of that “nonsense crap” and get right into RE as their fastest ticket to the country club.

If you think or assume that the tenant has abandoned the properyt, MAKE SURE that you document the property with photographs or walk through video before changing locks.  

Second if you do not have anyone you trust locally their are some good people here on BP that maybe you could pay to go and do video walk thru of your properties and let you know what is going on.

Larry Haun has an excellent video on YouTube about framing that I would definitely recommend in addition to his book.Put chalk lines on the floor where your walls will go.

youtube was really helpful for me. pretty much anything you're going to do someone has posted a video on how to do it.

I would never play a recording back to someone who did not give me permission to record the conversation.I am always thinking about the video cameras in my office where I have two microphones connected to the camera.

My kid gets a couple hundred a month after expenses mining some kind of crypto with a spare video card.
