In some states Like NJ they no longer have to post notice to creditors in the news paper, I started looking in the paper and in two weeks only found one notice.

The seller either has to replace the A\C unit with a comparable one (not necessarily new). or provide some other type of concession to meet the obligations of the contract.The last deal I took pictures of the entire house, rooms, appliances, counter tops, inside cabinets, ceilings and even the A\C\handler, and water heater because it was an AS IS, Where is contract and digital pictures don't cost anything.
