Create a list of characteristics and demographics; maybe even name them. 

Above Cascade Ave where Beecher Street and Benjamin E Mays lie never really sees a lot of homes on the market which is likely due to its demographic.

-Though not as robust as it used to be take a close look at FB’s demographic selections.

@Mike S.I am happy to answer and give my opinion, but as you know in REI every market and every demographic is a little different.

What I didn’t mention was that I did a lot of demographic research for the areas I’m sending postcards to.

Richblockspoorblocks - useful data on demographics at various scales across the country.Redfin, Trulia and Zillow - the easy 3 but good for quick cross reference.  

You really need to separate property location and characteristics (assessor data), from transaction date (recorders data), from modeled data like equity, from additional data like demographics (ie age).
