Ya this is pure crap.

The advice that everyone gives, myself included, is crap.  

I have my eye on a 1/2 duplex for a rehab--however (as is often the case), the exterior looks like crap.  

This rule is such crap.

Sometimes that is a crap shoot.  

It's a recipe for failure, and that's why even the small percentage of guru students who do start doing deals are at great risk of failure if there should be a market correction or down-turn.So, if you want to believe the crap that Renatus is feeding you about this being a risky business, go ahead.
