Don't forget to account for lawn care, legal fees for evictions, leases, etc.I would need 0% owner financing for this deal to work for me.  

Or can i afford a "special assessment" for what ever reason the condo association needs one if i buy a condo.Good luck and take care.

My first lender was a private lender so they did not care that I was not putting anything down.

The title company doesn't care because they're "excepting" it from coverage.

Be careful though because I’ve seen someone added to title at the refinance and that did trigger a re-assessment.

A home would have to have all cap ex items taken care of very recently for me to only account 5% for it.
