I've been looking into maximizing performance and one scenario is the idea of building or acquiring a quadplex to take advantage of lower down payments / lower interest rates of a residential mortgage but then layering this with a max value rent by the room strategy.In many places it seems you can have 6-8 unrelated individuals in a home.Is anybody maximizing these joint strategies by building out a quadplex with 6-8 bedrooms per home and then renting out per room?

You are not going to be flipping this property so making sure that it has the right number of bedrooms and bathrooms and the right location will be key. 

If you want to upgrade something, a ceiling fan in a bedroom is a nice addition.

Three of the units are 3 bedrooms, 2 half baths + 1 full bath and two of the units are 2 bedrooms, 1 half bath + 1 full bath. 

The realtor I'm working with says there most likely squatters in the house (junker cars in the yard, black plastic on the window on the bedroom side, one window is open = lack of power/lack of a/c).I'm still willing to buy to fix up and flip, for the right price, assuming I can either be assured of the property is vacant, or there is a low-cost, efficient eviction process in Columbus, GA.I appreciate any advice from people with experience on evicting squatters in GA.
