After living here for about 1 year, we started building a tiny house in the back yard (all to code and permitted).

I'm working on getting my first property under contract, and I would really appreciate advice on whether my plan would be violating the terms of the mortgage.PROPERTY & LOAN INFO:-Conventional Loan for a Primary Residence-Single Family 2 Bedroom Home with a basement and an accessory until (360sqft tiny home).PLAN:-My partner will be on the loan (and therefore must have the house as her primary residence for 12 months), and we will build out the basement as her living space.- Will rent out the rest of the house (2 other bedrooms and accessory until) via long term rent or Airbnb.MY QUESTIONMy mortgage lender is concerned that renting on the rooms to long term renters or Airbnb during the first 12 months may violate the mortgage agreement. 

I had 3 estimates done from what looked like the best rated window guys I could find on Google Maps (I don't know where to get any references).They all quoted me between $26k and $37k for 10 1st floor windows and 8 tiny basement windows. 

That'll teach me to use tiny phone screens.

We have a tiny house on our farm that we are preparing to open as a vacation rental, and I still don't have a good setup for Internet/TV.  

There is a tiny $50 fee.Make sure you read up on the regulations, as I believe the loan has to be for an owner occupied residence and there are other certain stipulations involved...Best part(s) of the TSP Loan is when you pay back the loan with minimal interest (like 2-4%) you are actually paying back your own TSP retirement account and there is no additional loan added to your credit report.

You really make money in real estate using other's money to leverage your investments.You might want to look into putting some tiny houses on your land to generate more cashflow.
