I would use the additional cash flow to pay down the new loan as well, or prepare for repairs.The one that's easiest to sell has the best opportunity for upside in the coming years too.

If I had a buyer, he wouldn't extend that offer past expiration and they hadn't even inspected or schedule closing.Great, I get with my client and we prepare a new offer with all cash, quick close, new dates, etc.
