In other words, I didn't break and laws or violate any IRS rules.For what it's worth, Guidant didn't seem very happy with me going through the determination process -- they would have preferred that I never asked for verification from the IRS (this wasn't a necessary step but I wanted peace of mind).

If you've found a niche that can generate these returns consistently in volume I think you have to ask yourself if there is a reason why other investors are not pursuing it.Some reasons that would keep me away: impossible to manage effectively, impossible to keep occupied, no consistent rental demand (or tiny rental market).

If so, why don't you just chat more with the appraiser and ask why he preferred his comps over the one comps you had originally found.If you ask questions, you'll get answers.
