You'd have to really be on the same page as far as how long to hold, under what conditions you'd sell, what happens if one partner's plans or circumstances change... just a lot of things that would be almost impossible to predict and account for in your operating agreement.

This probably varies, by city or state, but in the end the residents would have to demonstrate that the flooding was due to negligence by the city, as opposed to an act of nature that could not be prepared for or predicted in advance.

Sell at the peak and that's that....Of course that's being able to predict the future...If I were doing it again, I would choose my partners more carefully.

I have found that (1) things occur that nobody could have predicted that affect your investments, both positively (good luck) and negatively (bad luck), and that future things  that are obvious have a way of not happening as often as not.Still, it’s very difficult to invest in a “market neutral” way.
