There are infinite numerical fractions between zero and any positive number.Yes, it's fine to be ambitious to double / triple / quadruple your ongoing returns to make you a "best investor", but, if you're already getting those returns from Other People's Money rather than your own money, then I repeat: those returns are already infinite!

I’ll invite an accountant or tax attorney to correct me if I’m wrong, but I’m pretty sure he can still write off his mortgage interest whether or not he reinvests the cash out money in the property.

Everything that Nathan G. said, and I'd add, if you know where to target a market in your area that has numerous rundown houses but good upside, you can often find reasonably priced inventory that has some upside in repair.
