If you feel like you might not be respected because this is your first and you are young, then hire a property manager for couple years.

Set up an LLC for your mobile home and hire the OPs accountant for all I care.

If you do purchase a tax lien, I suggest that you hire an attorney who specializes in this area of the law.

If you can't do it, ask an architect, project manager, or engineer who will draw the plans, or simply just hire a GC to do it for you.
