Hi Kate,Here are some items:- Propane grill anchored into the ground so guests can't move it- We buy DVDs at garage sales and do that instead of cable and also get a Smart TV with HDMI so guests can bring their Roku or Fire stick- Boardgames and puzzles- Schlage Encode wireless lock. 

The electrical said its not that safe right now with a fuse box (vs a breaker box) and grounds being grounded incorrectly.

Hi, I am trying to do my 1st ground up construction project which is an 8 unit cluster dwelling in a hot market in South Florida.I was able to put the opportunity together by combining 1 cheap off-market tear down deal with 1 on-market deal.

If you’re still in the inspection phase I’d recommend getting an estimate before you’re locked in with your deposit if you still can.

In my case, every deal I have done has been out of state however and it has been key to have a great team partner on the ground. 

I still prefer to work with someone a  reliable GC who can be my eyes and ears on the ground.

The tenant was trying to intimidate me but I held my ground and kept my cool.  

It's never good to screw over one investor to get a head yourself, I am/was very tempted to call him out by name on here so others would know to be cautious but I will take the high ground.

I thought it would be useful to share a few things I did while in college that set me up to hit the ground running after I graduated.1.

But I am very focused to get things off the ground so if looking at a vacation rental would be my best move that may be the way I go.
