Can we or should we do a Joint Venture or Syndication attached to our LLC or should we start a fresh deal between the 4 of us?

@Vanessa Burgess I liquidated my properties and started fresh with mobile home investing.

Personally, I'd rather have a pot head baked sitting stuck on the couch than a raging alcoholic punching holes in the wall.  

They won’t be expecting the same money as their neighbors with the shiny new kitchen and fresh paint. 

A few fresh investors a couple of agents, and property managers if I can find a day everyone will make work next week for coffee dinner or drinks it's still in the air.

All of that is baked into the real estate market data - sales prices, average DOM, rent rates, etc.

Worse case, I'm looking at a 10 year cap.My question - update the unit, my priority being to add a bathroom (the biggest bang for buck) which may or may not require moving a wall or just give it a fresh coat of paint and see who bites.The first option will be the most money with a potential rental upside, though not what I would have gotten a in Jan or Feb. 

I am fresh into this investing as well and was also looking at Jacksonville, FL.

I come up with a list of topics I want to talk about, then actually jot down my talking points right before we video that way it's fresh in my mind and I'm not rambling too much or forget what I want to say.
