If your realtor doesn't have a sophisticated system for querying the MLS a lower-tech method is to have the agent do a full CSV dump of the MLS for SFR and send it to you after stripping out the non-public data columns.

In the past I have looked into joining groups but like you said they ask for a fee to join or each visit you pay an entry.

Be sure to add "Personal Injury coverage" to protect against Liable, wrongful entry, etc.If you have not registered the house as a two family, be sure to let the agents know that so they can make sure it is not an issue at claim time.
