As for financing, we are poor students and don't have a lot of cash.

I assume this is a student rental?  

My rent is only $475 so if I moved anywhere else priced higher (as it should be in Logan Square) I wouldn't be able to save money and pay off student loans like I am now.  

At 20 I would just say she is learning (I deal a lot with college students) so become the fair and approachable  landlord.
