The unit is very simple and part of a small complex so I do intend to do the management myself to start. 

Condos and townhomes are all at the mercy of the most recent sales in the complex and it is hard to really make your particular unit stand out because they are all essentially the same, except with different upgrades.

Question is, is a 100+ unit apartment complex to much for a first investment property?

There has been a price reduction of  21% (possible equity) to help move the complex. 

How much space out of the total complex??

Others are genius sellers with complex marketing and back offices to handle the volume that comes in.

I think it can be done if you buy far enough below market value, but with so many carbon copies of your condo in the complex they just don't appreciate as quickly as detached single family homes.

Is a complex transaction like this possible?

Typically there is pre-printed contracts and addendums used and then an attorney handles the closing with title only doing the title search.Attorneys are used in more complex transactions however that require a bunch of custom language.

I may just start dropping the price, as I'm currently looking at going in on a small apt complex with a few others and would like to have the funds more liquid.
