With that said, it is a 3-day long sales pitch for their system and coaches, but there plenty of nuggets of info.  

That's the path for following the gurus, mentors or coaches off the internet, you're not learning squat!

Outside of "coaching" programs are there any professional development courses taught with accredited/experienced investors?  

Let the advisor coach you on the numbers. 

I’m thinking you may benefit from a mindset coach, as the thing that may be stopping you the most is that you’re telling yourself that it’s hard.  

Brady and Manning (not anymore) still answer to a coach....who I am sure can't throw as well as them, but still has valid coaching and direction to offer. 

There are some people who are very well known in this niche and who offer coaching courses on their methodologies.

:-)   However, since a bunch of the work that I do involves solar farms & cell towers, I've been in the situation of having to coach a landowner in & out of state regulations for tax abatements based on conservancy, agriculture, and forestry when they want to accept a Ground Lease from me.   

And if it becomes really important to me then I get a coach to help me improve even further.I have heard repeatedly on the podcasts that a lot of people lose money on their first deal.
