If you know how to manage and screen well you can avoid a lot of that, but it takes experience.

You'd have the most potential if you buy when the situation is still really bad (when there's blood in the streets so to speak) but the risk is too high as the situation might not improve.

You should take some time to read posts about direct mail marketing by using the search feature in the menu ribbon at the top of the screen.

IN our business the purpose of doing screening is to lower or eliminate risk.

And RentPrep is built in as a screening option if that's what you're used to using.
