What is your favorite tenant screening tools? I hear Cozy mentioned a lot here. How long does it take for the background/credit check to be complete using Cozy, is it instant?

I use residentresearch.com but have recently started using Zillows application process that the tenant can easily complete online and is very fast. It only costs them $29 also.
