This is putting massive pressure on these markets from incoming residents who do not necessarily share Utahn's conservatism or memories of Ogden in the 1970's.

The central air unit/coil was newly installed a few months before I bought the place so I'm not expecting/planning any capital expenditures on the unit.

Most of those are owner operators with a few employees to relieve the constant pressure valve to work endless hours as the owner.I wouldn't want special use hard to sell property in a small town that grossed 20,000 annually before expenses.
