Hello all, I'm looking to make my first rental investment in south florida area when I relocate there in several months, preferably between West Palm Beach and Fort Lauderdale.

We did a 1031 exchange with our rental in Long Beach and bought 2 homes in Kansas City, MO and 1 in Birmingham, AL.

But other smaller areas have a lot of room for potential, Cape Coral / Lakeland / New Port Richey / Cocoa Beach etc are some places I have been looking into lately.

Hawaii has nice weather and beaches, but I always felt like an outsider--no family, no ties.

I was wondering if anyone has had experience in or around my target market (Broward and Palm Beach Counties) and could give me a nudge in the right direction.

I hope to be able to get the next deal sometime soon, but might want to make a career in real estate in a different direction.I have always been interested in short term rentals in North Myrtle Beach or Myrtle Beach. 

I’m also tied into the Fort Walton and Panama City Beach meetups.
