You all just made me realize how strong you will get hit back when you say something negative, Thanks for the advice , I really appreciate it, I edited my first response, as I feel most of the replies I got were due to the fact that I incorrectly formulated my post ( note: I'm not a native english speaker so sometimes the intent of the message is a bit different than is seems) I assure you all that I greatly appreciate all feedback , both negative and positive and I am not trying to offend anyone not even the least bit.

@John Kennedy I may have this incorrect but when entering your numbers in the BRRRR calculator if you uncheck the “cash purchase” option and then select the corresponding down payment that you would be paying to supplement your HML (e.g. 35% down if the HML will loan on 65% of cost).
