In regards to paying down the balances and establishing a current payment history, most creditors if you bring the balance current and continue to be current for 6 months will go back and remove those negative remarks on your credit history.

If it is worth $437K then you have achieved $47K of equity build up.I was only remarking on the cash flow aspect that you indicated was positive; virtually all RE has positive cash flow with 0% LTV.

@Rhonda Blue hi Rhonda not yet there with the numbers, still trying to figure out STR or LTR, alot of negatives remarks with STR's but my gut still steers me that way, your encouragement helps, and I'm more closer to making that final decision to invest in STR's, lets stay connected your advice is encouraging and appreciated....

The tenants got charged to fix the yard back but we ended up building a deck over half the yard making it harder for repeat performance.I had a neighboring tenant make some inappropriate remarks about a female tenant.

I am required to obtain seller signatures on the listing documents, including the property data input sheet, so seller definitely reviews and signs off on it, including agent and public remarks to be displayed.
