You could be sitting in a goldmine market of foreclosures that are great deals, and you just have to uncover them.

These answers will uncover if a lease option or a seller finance will be good for him.

I have had to walk away from properties for the issues that I did not know, but were uncovered in the due diligence phase.

I know that this is very close to covering the mortgage, taxes and insurance but SFH's down here are really expensive unless we go to a not so nice neighborhood which will in turn convert to not well desired tenants.Thanks for the tip.

We did, however, choose fixer-uppers in nice neighborhoods and took advantage of the capital gains exemption (tax-free profit is so nice!)
