For sure in 2024 the number of unemployment would rise, CA is lucky because it's the market that supply is extremely limited and lot of strict zoning.

TX is  good balance with a good population increase and less strict regulation.It seems any normal city in US within 1 hour from a major MSA with a price below 300k is where younger families is going to invest.

I think DSCR Loans are definitely in your future as you continue to grow your portfolio but probably not the best fit here:-Can strictly not use DSCR for any property you live in - would technically be possible if you moved out, leased up the unit you are currently in and provided good documentation that its legit - but this is a firm non-starter for DSCR (absolutely no occupying the property)-DSCR Rates at best are in the sixes on a cash-out refinance - so you would be doubling your interest rate at least on the current property - which could make sense but its a pretty high hurdle.

there are few things that you should know about DTI :- every conventional lender has different way of calculating DTI- even if it doesn't work at the beginning, they can make exception case.All of these happened because of (too strict) Fannie Mae regulation.This is what you should do.
