My wife and I are coming up to the end of a two year lease on a property in Northern Virginia -- as we've been here, we've noticed that our kids have had persistent respiratory issues -- particularly our 10 month old son, who we took to the emergency room at 4 months old, with respiratory issues (we didn't think to check for mold at the time).As we've been in the house, the owner (who regularly cut out the property management company he had been working with), has mentioned that when he lived in the house, he had noticed 'pin hole leaks' in some of the pipes.. and when we pointed out a 1 inch diameter 'soft-spot' in the kitchen ceiling, he chalked it up to that.

Not sure how to research the soft costs associated with multi family.

The $20k went to permitting/zoning attorney fees, architect fees and other miscellaneous soft costs.Our zoning attorney came well recommended from other developers.

Hi all,I'm compiling a spreadsheet to help compare different potential out-of-state markets to buy and hold.Some hard and soft criteria include (1) job growth; (2) Population; (3) Diversity of Industry; (4) Housing Price Projections; (5) Landlord friendliness; (6) Real vacancy rates; (7) unemployment rate; (8) demographics (should target 18-64, am I right?) 

The doors and drawers are soft-close.

My hard cost plus some soft cost and a factor for my time.

Right now there does seem to be some "soft spots" in the market however, but it could be attributed to the holidays etc.
