I hear a lot about "no money down" and "syndication" type deals, as well as scouting/ bird dogging, which would not require upfront capital, but time invested instead.

Learning where and how to look up public records, scouting out comps in the area, and looking at the local market around these deals.  

@Terrance Merck I'm in North Carolina and I know Kernersville should be a promising market but I'll admit I haven't scouted as I have my own markets.

I have been scouting around on varies MLS portals for a duplex or some other multi-family home that I can start on.

One key to real estate, as in scouting, is to BE PREPARED.

And if your budget and the city ordinances allow, bandit signs are all over because they work.You probably already know this, but I like to scout and look for trash cans that are out when none of the neighbors are, as well as the obvious distress signals.Good luck!

Some of the adjecet neighborhoods have negative income growth base on Neiboorhood Scout which although the reasons why were not very clear location to adjecet bad neighborhood might be the reason. 

I just need someone that can scout the inside and outside of a property with a camera and send me the pictures. (50+ hi res pictures) Does anyone know of someone who does this?
