You definitely want to check with your CPA, but in my state, if you lived in the home as a primary residence for 2 out of the last 5 years, you will not have to pay capital gains tax and can roll that equity into your next property.

@Erik B.The easiest way would be to sell and roll the equity into the next deal, a bigger one than you have right now.Refi is probably out of the question.

They have since paid their full June rent but, so we shall how the next month rolls out considering it’s days away.

I believe he is working on completing a roll up of the RV parks in the hopes of selling it to P/E down the road. 

The bulk of long-term returns (often, ideally) come from capital appreciation - not necessarily the rent roll.
