An under market tenant may not be your biggest problem.I'd recommend easing into landlording and getting your systems in place rather than cleaning house and risking Holiday Season (and winter temperature) vacancies.

The deal funded by noon on the Tuesday since Monday was the holiday and the funding department was backed up. 

As long as you don’t present them as concessions you could do things like 1) say you are planning to do it in 60 days but as a courtesy could extend that to 90 if that makes a difference (holidays etc) and 2) if YOU think an upgrade of something is warranted say you will be spending the first X of the increase on a new whatever.

Good morning all, Vacation rental owners, how much thought do you put into creating the most relaxing situation possible for your guest?

Even though I am 62, I hope to have a few years of actual retirement doing the things that are enjoyable and being relaxed with some saved money and investments still providing me with money.I know alot of this is probably hard to believe but my attempt is to inform you not feeling too shocked at what I said and wanting to be believed. 

Weekends and holidays are included in the ten-day period.

Also, can I call during a holiday or should that be discouraged? 

And as the holiday is coming around the corner as well.  

I would like to have the property ready before the holidays.
