@Brian Warren you are correct that you need to keep this in a separate account and you do NOT need to give the interest to the tenant.I have the same concerns as you with breaking a lease and facing penalty fees for withdrawing money from something like a CD prematurely. 

I think you will regret it when you have to shovel where you live and then shovel your multifamily property or you can buy a snow blower that breaks after your third use or the engine gums up after a season.  

At your age especially I will say, simply learning the process and going through it once is everything. if that is premature, get a side hustle in REI.

Even the LLC in my opinion is premature but easy to obtain because you can't purchase any money in it at first.
