@Brian Warren you are correct that you need to keep this in a separate account and you do NOT need to give the interest to the tenant.I have the same concerns as you with breaking a lease and facing penalty fees for withdrawing money from something like a CD prematurely

I think you will regret it when you have to shovel where you live and then shovel your multifamily property or you can buy a snow blower that breaks after your third use or the engine gums up after a season.

The walls were black from hand prints, grease on the ceiling, gum and candy on the carpets, the cleaning company came 3 times to clean, doors screens broken, pool is broken, a tree fell and was laying on the ground, it cost me 7 k to turn it around...
