They have 3 service dogs and are stating that the pet fee should be waived.

I don't want to allow pets in the house but the property has a big fenced yard ideal for a dog.

If you think you can take possession of tenant vehicle based on a rental contract, why not just draft the contract so you can take possession of the tenant's pet and children.

Make sure that you would want to spoon that sexy deal for years and lovingly pet down your slim cost structure.  

Of the ones that do, another 95% don't fit the criteria (think: very very unqualified tenants, pets when it clearly says no pets, etc).

Does your description have information about pet policies, application process, price, lease term, etc. 

We were prefer no pets but will allow one with a $30 monthly fee.

I'm being fairly picky about background activity (mainly bankruptcies and evictions) and pets, so that's not helping.
