After a year or two we intend to buy a larger property in the same area and partner with some friends on it but I do believe a boots on the ground person employed only by you is KEY to executing anything if you are not in the country yourself.

I don't have any experience with Obie but I am always looking for new providers to partner with.

I love money partners, I do 70/30 -50/50 splits.

Perhaps that Jacksonville PM started out fine when Roofstock decided to partner with them years back.After I fired the Jacksonville PM, I found another one on my own, which turned out to be awesome.
