Before that, it was rented for twelve months straight.I don't believe legal fees and evictions will cost much, if anything - there isn't a lot of red tape in South Dakota about evicting nonpaying tenants.During the summer I am a painting contractor and have my own scaffolding, ladders, work truck, tools, etc.

After years in the real estate business, I have come to the conclusion that real estate agents don't know much about real estate or what sells or what gives return on the money.I had an agent tell me in all seriousness that the monster size house I'd just purchased would look reallly great if I'd replace all the great condition siding with real cedar siding.Why, yes it would.

I would NEVER buy a utilities paid by owner building,its a brown monster of expense that WILL swallow you up,,,AND tenants dont pay enough extra to pay for the costs!!

You don't find these guys in the Yellow Pages (generally); instead you find them via references from other investors, at your local REIA meetings, at Home Depot shopping for materials, or you might just stop by a job stop you happen to drive past (assuming it looks like they're doing a good job) and grab the number off the back of the their truck or hand them a card.

I doubt it, but we shall see.but to answer your question, I invested in some MPG increasing items for my truck. it's a V8 that now gets over 21mpg if I go easy on the throttle. thats as good and better then most V6 SUV's and trucks.we also drive my wife's car more often on weekends. which gets close to 30, and sometimes more mpg.even as I expect gas prices to drop before this happens, I am savings to buy a hybrid Silverado in the next few years. i think I read that Chevy may release a real one as early as 2007-08.
