Ideally I'd like my first deal to be a WHOLESALING and grow more comfortable with that process before I attempt a FLIP.STEPS I'VE TAKEN: Aside from writing this exhaustive intro about myself I've attended my local REI group in Sept 2018.

@Brad Mylius Hondros has a weekend only course...kind of exhausting sacrificing your weekends, but it's not a bad option...that's the way I did it...seemed to work well. 

It took me a while to shift out of the “hurry up and payoff debt” mentality.

My mentality has always been, rent low enough where you don’t lose too much but have the tenants long term. 2) how do I approach offering a price increase?

I've run a kitchen for years. 70 - 80 hour weeks regularly that are physically and mentally (most kitchen employees are not the most functional adults, it's partly a babysitting job) exhausting.

The mental health aspect is making it very tricky.Help, please.

If you have water heaters exhausting up interior chimneys then be aware of possible leakage.Recognize that every job which you have to do has the potential to spiral into others- I have found a number of patchwork jobs when we went to do work that necessitated doing more work than anticipated. 

He also doesn't share my mentality nearly as much.

If you have exhausted the friends and family list, next step would be to find brokers active in the market and property type. 

I need a mental adjustment and I need someone to tell me how it really is.
