Getting a house with over an acre of land isn't too hard for a good price out there. 

Trying to figure out shortcuts will land you in the pokey.

Are you in an area where land is very valuable leaving you with less to depreciate?

Start by asking for recommendations from local real estate groups, Facebook community pages, or other landlords in the area—they’re often the best source.What do you think about getting a good referral from a good property manager?

I am in the Scranton/Wilkes-Barre area and I am a new landlord, having purchased my first rental property about two and a half years ago.

Additionally, the price point is still cheap enough to find the 1% rule and positive cash flow and it's super landlord friendly (so you will never have to go through a 12 month eviction or anything close to that!).

I have recently switched my insurance from home owners to landlord policy.

Looking more closely the higher price agent seemed to provide overall better comps though one or two that I would have considered comps at a somewhat lower price didn’t make it.the Lower price agent had a very unimpressive CMA which included a hurricane damage property sold for land value and another that was an auction, so in retrospect, I’m not too convinced that the lower price agent really knows what they are doing. 

For example, I told a landlord I could sell his property for $450,000.
