Hey Tom, Remember about...oh two weeks ago when guys like you and I were being called "anti education" and "anti learning" by the liberals here for saying we need to take on the Teacher's Union and that the education system shouldn't get more money because it sucks?

In some more liberal states, I can see some penalty, maybe based on any deficiency amounts sought by the lender, maybe for a few days of being out of the house earlier than they would have been and maybe a hassel factor.In some states, I would imagine that the state would move in, fine the lender and keep the money for the state and the borrower would receive nothing, as is customary in Missouri.

So far, Missouri does not have a Series LLC, which is the best LLC (IMO) for RE, but the courts here are conservative and pro-business/landlord, even if your area is a little more liberal, you'll find plenty of protection for the small operators with regard to negligence and liability.
