Like them, I'm super biased and would say Memphis, but I live and work here so it fits our investing style.

I think there is great opportunity here but I'm local and biased. 

I am more biased as after switching from RUBS to submetering I ended up starting my own submetering company.

Hey @Jon SidotiI'm bias, but I would recommend the Bloomington-Normal for multifamily rental properties.

OK, OK, this is where I grew up so I'm a little biased lol.

I'm personally a bit biased to Apopka being the best thing since sliced bread, but of course I watch and analyze the entire Orlando Market as one, there are pockets throughout town with the right mix of purchase/rent.
