What ways are acceptable for you to settle disputes (Mediation, arbitration, court, etc)7.

If you are working with a CRE attorney that knows what they are doing, $1500 is a bargain for a custom PSA and organizing a LLC with operating agreement, resolutions, etc.

Simple resolution: you reduce the purchase price by whatever the (missing) AC units are worth to you, and the seller does what he/she wants with the insurance claim, which would be their money anyway.

The wording of the contract says "OFFER TO RENEGOTIATE with SELLER by notifying SELLER on the Resolution of Unacceptable Conditions within the Inspection Period."

I'm thinking of declaring a boundary dispute and suing several times for this and that to make sure he's still here shovelling snow this winter and tending his acre for many years.

I did manage to dig a bit deeper and found out that the municipality of Edmonton has an advisory body still active which offers a full suite of forms which have been legally reviewed by their own real estate lawyers and by the dispute resolution courts.

what's collections for.... it could be something stupid like a dispute w/ cable company or bill they don't feel like they should pay. 

FYI - my credit score used to be in the low 800's and I owned a $700,000 home in MN and I regularly scour myfico for help on letters, disputes, validations, etc.  

I'm in contact w/ a Comcast Branch Manager who said he'll contact their "Tech Ops" unit for a resolution.  

Just make sure you have proper locks on all access doors to avoid theft disputes between the tenants.
