2 car garage 1 garage door
Hey everyone I'm looking for a little advice. I just got my first offer accepted on my first duplex. My question is. It has a 2 car garage but only 1 garage door. Is there a way to rent out each garage spot separately without having to partition off the garage and install 2 new individual garage doors with openers? My concern is someone forgets to close the big garage door and something gets stolen. And then it becomes finger pointing about who left it open and who is responsible for the stolen items. Any advice would be much appreciated.

That is a weird building quirk. Was this a SF converted to a duplex? I would only rent the garage to one of the tenants for more money each month. If they move out, give the other tenant the option to rent it and if they say no, rent it to the new tenants. Just make sure you have proper locks on all access doors to avoid theft disputes between the tenants.
