@Colby MulryMy story is exactly the same, always pay late, you have to discern if they are playing you or things are just tight. mine always pay the late fees with sincere apology.

I had a black woman fill out an application and the following day she called on the phone and started talking crap telling me something like my apartment unit was god's house and god doesn't discern color and everyone is entitled to live ion god's house.

Sadly, it's hard to discern and you have to have the Approval of Inspection Reports to determine what is needed and to estimate it's cost.  

I would, however, like to do that so y'all don't think I'm talking off the top of my head.As to the no discernable difference between SS, foreclosure and 120 days late, that's the glaring failure of FICO scoring, in my opinion.

You have to read between the lines on the MLS listings to discern seller motivation.

Your agent's job is to discern that number and to show you how he arrived at it. 

@Josef Torkelsen It's difficult to discern exactly what you are meaning (i.e. are you selling your primary residence then moving into a rental or renting your primary residence then moving into a rental?). 

As a connoisseur, I've learned to discern and appreciate a stench-filled room be it from Siamese, Tabby, Calico or other feline appellations, 'cause it still smells like money to me.
